After
all the initial concept and planning stages, you are now
ready to have built your extension and you wish to ensure
that, which for most of us represents a serious investment
in the most valuable asset we own, you are able to select
the right builder. Below, within the examples, are
some of the issues, requirements and peace of mind, you
may have to consider to achieve your dream.

is a Two Storey Extension and refurbishment to the original
period cottage and demonstrates the excellent matching
of the hand-made brickwork, clay tile roof coverings
and plain white render, all sympathetic with the local
architecture. |

The
quality and finishing of the external elevations are most
important, this is the first impression you or anyone will
observe of your home.

show here a popular traditional First Floor Side Extension,
constructed over the existing garage, with mid height
mono pitched roof added to front elevation. Another
example to the first impression given. |

The
neat and tidy appearance of the completed extension, belies
the amount of work undertaken in and around the existing
front elevation of this and the neighbouring property.
We take pride in the value of protection afforded to the
existing property, during the course of construction of
the new works.

we have a popular traditional Single Storey Rear Extension
with a mono pitched roof over a flat roof structure,
which maintains the appearance architecturally and adds
value to the property. This has been constructed
to extend the existing kitchen and dining areas. |

In
some instances, it may be necessary to build close to or
over the existing drainage system and will require a "Build
Over Agreement" from the Water Utility Authority for
permission to do so. This requirement is not generally
covered within the Building Regulation Application and will
delay the commencement of your works. We are able
to advise and undertake for you all these requirements,
at the early stages of your enquiry to us.

Another
possible delay to the commencement of construction of your
extension, could be that if your proposed foundations are
within 3 meters of your neighbours property, you will have
to enter into a "Party Wall Agreement" with your
neighbour. Again we are able to provide all the necessary
legal advice and guidance for this to be considered, at
the early stages of your enquiry to us.

The new external elevations greatly enhance its appearance
and value and substantially increases the living area
and amenities, with new kitchen and bathrooms for this
larger family home. We are able to undertake these
projects and maintain an agreed programmed time scale
for the construction, minimum disruption to facilities
during the change over of the mechanical services and
electrical installations, which maintains the family
day to day requirements in a helpful and friendly arrangement. |
