DESIGN and BUILD:

If you require a complete Building Package from Concept to Completion our DESIGN AND BUILD service is structured for your project.  Alternatively, you may require only one element of the package i.e. Design only.   The service is flexible and, for your peace of mind as well as ours, we are fully covered by professional indemnity insurance.

Design Service:
Free initial on site consultation - we come to your property to advise and discuss what proposals are feasible.  During this visit we will take your brief and we will discuss your project particulars.

After the visit, we will send you our Free Offer/Quotation to undertake the Technical Services:-

	A site survey to both exterior and interior of the property.
	Prepare drawings for both Planning and Building Regulations and undertake the submission to the Local Authority.
	Act as your agent undertaking both Planning and Building Regulation submission and negotiations thereby relieving our clients of the worry of dealing with council officials.
	Prepare Engineering Design and Calculations if required within the project design, which is a building regulation requirement.
	Advise time scale programme for the technical services from drafting of the drawings to receipt of the Local Authority Approvals.

Build Cost Estimate:
A soundly prepared and comprehensive build-cost estimate is essential before any scheme is commenced.  This allows an adequate budget to be set and an application to be made for any additional funding that might be necessary.  We use one of the leading construction industry CAD software applications to provide this service with:-

	Detailed and comprehensive client quotation
	Client summary
	Works schedule
	Payment schedule
	Material order sheets (with or without prices)
	Full Bill of Quantities
	Materials breakdown charts.

The Build Cost Estimate is a flexible service and available outside the Design and Build package, should you need to have confirmation of previously obtained, outdated construction budgets.

Building and Construction:
As an established family business, with the current members having over 85 years experience in the industry, we have built up a reputation for providing quality construction and reliability, to bring the project to completion on time.
We currently employ a team of professional tradesmen and labourers who carry out all types of building work from:-

	Groundwork and Drainage
	Brick, Stone and Flint work
	Carpentry and Roofing work
	Plastering and Dry Lining
	Floor and Wall Tiling
	Exterior and Interior Decoration
	New Drive and Landscaping.

We also employ specialist mechanical and electrical sub-contractors on a regular basis, qualified to undertake:-

	Plumbing installations
	Heating installations
	Electrical installations
	Security and Fire Alarm installations
	Air Conditioning installations

which, when completed, would comply with the current Building Regulations requirements to provide compliance certification, enabling LA building control to issue your completion certificates.

As long standing members of the Federation of Master Builders, we are able to guarantee the construction within the FMB MasterBond Warranty scheme.  This provides a third party 10 year guarantee period, covering all our direct and sub-contract elements of the project.

We also of course hold and maintain company insurance policies covering:-

	Public and Products Liability
	Employer's Liability
	Contractors All Risks

copies of which, with their renewal dates, are provided to the client, with other contract documentation, at the pre-contract meeting.

All work undertaken is in compliance with current Health and Safety Regulations.

Project Management :
Undertake the Construction and Financial Management of your project in conjunction with a House Holder Agreement, or a more formal, Small Works Building Contract, whereby we act on your behalf as the Contract Administrator.  The normal service provides:-

	Pre-Contract Negotiations
	Preparing budgets and cost estimates
	Planning and Programming
	Organising labour, plant and materials
	Monitoring progress and quality of construction
	Reporting and liasing with Local Authorities
	Issue of Certificates to Valuations
	Controlling costs and variations
	Commissioning and Hand over.

The legal implementation of either Agreement or Contract, to the management of the project, is upheld by our Professional Indemnity Insurance.

The Project Management is a flexible service and available outside the Design and Build package, should you require this as an independent professional service to a project.
